An estimate, not a quote

A calculator result is an estimate produced from the measurements you enter and from typical trade conventions. It is not a bid, a quote, a contract price or a guaranteed material list. Your actual quantities and costs will be shaped by factors a calculator cannot see, including:

• the true condition, squareness and levelness of the existing structure;
• local labor rates, permit fees, disposal fees and seasonal demand;
• regional material pricing, delivery minimums, short-load fees and current supply;
• access and site constraints, height, and the complexity of cuts, valleys, corners and obstructions;
• the specific product, grade and manufacturer you choose, and its published coverage;
• hidden damage, rot, moisture or substandard prior work that only appears once work begins.

Always confirm your final numbers with a licensed contractor's written quote and with your material supplier before ordering or committing funds.

Building codes, permits and inspections

Building requirements are set locally and differ from one jurisdiction to the next. Our tools use common industry conventions and widely used default values; they perform no code compliance check for your address. Requirements for permits, setbacks, footing depth and frost line, wind and snow loads, seismic design category, fire ratings, egress, ventilation, guardrail and stair geometry, and required inspections are your responsibility to establish.

Confirm the rules that apply to your project with your local building department, your homeowners' association where relevant, and a licensed professional before you build.

Structural and load-bearing work

Several of our calculators touch on structural elements — rafters, joists, beams, posts, footings, retaining walls and fence posts among them. The quantities they produce cover material planning only. Structural sizing, span capacity, soil bearing capacity, drainage behind a retaining wall, lateral loads and connection details require a design by a qualified structural engineer or a licensed contractor working to your local code.

Important: Retaining walls above the height your jurisdiction permits without a permit, any wall retaining a surcharge or slope, and any work affecting a load-bearing element must be designed and inspected by a qualified professional. Failure of such a structure can cause serious injury, property damage and liability.

HVAC and BTU sizing

Our BTU and mini-split sizing tools apply a rule-of-thumb method using room size, ceiling height, sun exposure, climate zone and occupancy. This is a useful first approximation for shopping and budgeting. Equipment that is actually installed should be sized by a qualified HVAC professional using a full ACCA Manual J load calculation, with duct and equipment selection per Manual S and Manual D. Incorrectly sized equipment can cause short cycling, humidity problems, higher energy bills and shortened equipment life.

Cost data

Cost ranges published on the Site are broad regional averages assembled from supplier pricing, published industry cost data and typical installed-cost bands at the time of writing. They move with the market and differ substantially by region, season and project scale. Treat every published price as a starting point for your own research, and gather at least three local quotes for any significant job.

Safety

Home improvement work carries real risk — falls from height and ladders, electrical shock, gas and utility strikes, trench collapse, silica and asbestos dust, power tool injuries, heavy loads and overhead hazards among them. Assess your own skills honestly, use the correct personal protective equipment, have utilities located before any digging, follow every manufacturer instruction for tools and materials, and hire a licensed and insured professional for work outside your competence. You alone are responsible for the safety and legality of work you perform.
